About the data

Rents come from the Tenancy Services (MBIE) rental bond data: every new private-sector bond lodged, by tenancy start date. Suburb figures are quarterly (latest quarter starting 2026-04); council figures are monthly (latest 2026-08).

• Figures are agreed rents for new tenancies, not asking rents and not all current tenancies.
• Results are suppressed when fewer than 5 bonds match; counts use fixed random rounding to base 3.
• Low sample note: the latest quarter is always shown. When it has fewer than 10 new bonds a more robust earlier quarter (if one exists in the last {WINDOW}) is listed underneath as extra context.
• On suburb pages the table only includes type/bedroom combinations with data in the last {MAX_AGE_MONTHS} months. Older combinations are omitted. The chart shows the all-homes trend.
• MBIE flags the data as provisional during its bond-system migration; recent periods may not be comparable with earlier ones.
• Suburbs are Stats NZ Statistical Area 2 (2019) areas; council/region labels were assigned by a spatial join and may be wrong at boundaries.
